Ethics and Professional Standards

Appraisers must observe the highest ethical standards. As appraisers, our main responsibility is to our client. The client is generally the lender requesting the appraisal. We have the obligation to maintain confidentially with our clients, which means that homeowners who want a copy of the appraisal must request it from their lender.
We will strictly adhere to all policies, practices, and professional standards as prescribed by USPAP and other industry standards. The Uniform Standards of Professional Appraisal Practice (USPAP) states: "It is unethical for an appraiser to accept compensation for performing an assignment when it is contingent upon:
- the reporting of a predetermined result (e.g., opinion of value);
- a direction in assignment results that favors the cause of the client;
- the amount of a value opinion;
- the attainment of a stipulated result; or
- the occurrence of a subsequent event directly related to the appraiser's opinions and specific to the assignment's purpose."
